Restoring Urban Neighborhoods, LLC is pleased to announce applications are being accepted for 18 homes now under construction through the Small Homes Rehab – NYCHA Program, Cluster III in: Cambria Heights, Jamaica, Far Rockaway, Springfield Gardens, Queens Village and Arverne, Queens; Fort Greene, Bedford-Stuyvesant and Cypress Hills, Brooklyn; and Williamsbridge, Bronx.

Amenities:
Wide variety of layouts, private back yards, washer and dryer hook-ups, energy-efficient appliances, conveniently located near mass transit.

Who should apply?
Individuals or households who meet the income and asset requirements listed in the table below may apply. Eligible applicants must qualify for grant funds from the NYS Affordable Housing Corporation and secure a mortgage from one of the program’s pre-qualified lenders. Applicants may be required to meet additional selection criteria.

  • Eligible buyers should have five percent (5%) of the purchase price available for down payment
  • Each buyer MUST occupy the home as their primary residence
  • Any applicant who currently owns or previously has purchased a residential property is ineligible
  • Please note the quoted sales prices, maximum household income, asset limit, etc. are estimated and are subject to change

A percentage of the units are set aside for people with disabilities:

  • Mobility: 5%
  • Vision/hearing: 2%

Preference for a percentage of units go to:

  • Fifty percent (50%) for listed community boards:
    • Residents of Queens Community Boards: 12, 13 and 14
    • Residents of Brooklyn Community Boards: 2, 3 and 5
    • Residents of Bronx Community Board: 12
  • New York City Housing Authority (NYCHA) Residents: 25%
  • Municipal Employees: 5%
  • General preference will be given to New York City residents

Who are the pre-approved lenders?
The pre-approved lenders for this program are Citibank, HSBC, and M&T Bank. These lenders have been provided with the program’s requirements and have several end loan financing products for eligible buyers. Please do not start the mortgage process and/or the pre-approval process with a lender until you have been informed that you have met all the eligibility requirements for the Small Homes Rehab – NYCHA Program, Cluster III.
